How to check a land title before you pay a naira†

Most land disputes in Nigeria are documentation problems that were visible before the money moved. Here is the sequence we follow on every plot we sell, and how to run it yourself.

Faith Umah Esq. Director & CLO · [Date]†

A title document is not a guarantee — it is a claim that can be checked. The difference between a safe purchase and a decade in court usually comes down to whether anybody bothered to check it before the deposit was paid.†

This is the sequence our legal team runs on every parcel before we market a single plot. You can run the same checks on land you are considering from any seller, including us.†

1. Start with the survey, not the story†

[Body copy — what a survey plan shows, how to read the coordinates, and why the beacon numbers on the ground must match the ones on the paper.]†

Pull quote “If the beacon numbers on the ground don't match the survey plan, stop. Everything after that point is argument.”†

2. Trace the chain of ownership†

[Body copy — deeds of assignment, family land and consent, and what a break in the chain looks like.]†

{{ c.text }}
[Caption explaining what the reader is looking at.]†

3. Confirm what you are actually buying†

[Body copy — plot size in sqm against the standard 465sqm plot, what is serviced versus raw, and what the allocation letter commits the seller to.]†
